Brazilian Real Estate Market Open to Foreigners

Foreigners are welcome to participate in real estate transactions in Brazil. Despite a few exceptions, individuals can buy a home in the city or a condo near the beach without restriction. And in most cases, the entire transaction can be completed without you ever leaving the US.

As to the requirements, it all starts with getting a taxpayer ID number. While individuals must look for a CPF, legal entities need to obtain a CNPJ. Here you’ll find more information about how to get each of these numbers.

Other important matters to consider are the taxes and fees you’ll pay as part of the purchase as well as any outstanding debts or liens. In addition, asking in advance what the notary office will request in terms of documents is worth the extra telephone call.

A visa isn’t required for buying real estate property. However, the purchase of a house may help get you a visa if you want it. In 2018, the Brazilian government started granting visas to investors of real estate worth BRL$1,000,000 (or less depending on the region).

Don’t forget there are some restrictions on foreign ownership of property. For instance, foreign individuals can’t own rural land that exceeds 150 hectares and 25% of the municipality’s total area. Foreigners also can’t purchase land that is within 100 meters from the coast unless it’s a unit inside a condominium.

If you're considering buying real estate in Brazil, don't go it alone. Having assistance from the get-go will help ease the entire process.
